Modus Construction Consultants is an independent, chartered quantity surveying practice of 10 based in Kent. It specialises in providing six key services to the construction industry across Kent, Surrey and Sussex, including Quantity Surveying, Contract Administration, Employer’s Agent, Project Coordination, Monitoring Surveying and Contractors Bills of Quantities. Offering this comprehensive list of services means clients can benefit from a complete package for their project, ultimately offering better value for money and risk management.

Since inception in 2014, Modus Construction Consultants has grown both in staffing levels and turnover. As a result of the company's staff becoming more experienced and qualified, along with its reputation growing in the market, Modus has been able to secure more, higher-value projects. The company has seen a stable increase in turnover and its profit as a percentage of turnover is consistent.

Modus' 20/21 turnover increased 16% in 2019. Its predicted turnover for 21/22 is due again to increase by 20%. We have a significant proportion of work secured for 22/23 from a mix of both new and existing clients within the private and public sectors.
The last couple of years have seen Modus be successful on several large public sector frameworks, thanks to its motivated and dedicated staff. These include:
• NHS Shared Business Services Framework (current and recent project examples below)
− 2x £8m Emergency Department Expansion and Refurbishment projects at William Harvey Hospital, Ashford, Kent and QEQM Hospital, Margate Kent
− £10m Elective Orthopaedic Theatres, Kent and Canterbury Hospital
− £14m 24-bed Modular ITU Ward, William Harvey Hospital, Ashford, Kent
• NHS London Procurement Partnership
• Medway Council Framework (Housing)
• London Borough of Kensington & Chelsea Framework (Housing)

Modus has been recognised through several platforms during the last year including winning ‘Employer of the Year’ in the 2021 Kent Excellence in Business Awards (KEiBA) and winning ‘Best Construction Apprentice’ in the 2021 South East Construction Awards; both of which were noted by local MP Helen Whatley and Modus were fortunate enough to receive a congratulation letter from her from the House of Commons.


Key achievements:

  • Local and regional recognition in terms of awards, publications and apprenticeship schemes. Worked alongside UCEM (University College of Estate Management) and RICS to promote career pathways into the industry.

  • Continuous turnover growth throughout the Covid-19 pandemic. 20/21 turnover increased 16% on 2019. Predicted turnover for 21/22 is due to increase by 20%. Significant proportion of work secured for 22/23 from a mix of both new and existing clients within the private and public sectors.

  • Appointment on notable Kent hospital projects
